A workshop must leave room for the person and the job, not only the tools. Start with your actual tasks, equipment and handling space, then discuss a layout and the approval it needs.

Name the work before you choose the unit

A tool-repair bench, craft assembly table and woodworking operation have very different requirements. List your normal job, materials, number of people, working hours and deliveries. Describe noise, dust, fumes, heat, sparks and waste where relevant. The facility assesses intended use rather than treating every workshop activity as automatically permitted.

Measure the material while it is being worked

A machine footprint can look small until a long board or component passes through it. Measure the maximum material and the operator’s working positions. Ask the equipment supplier for the operating, servicing and installation requirements. Put these zones on a sketch before deciding how many tools you can accommodate. Keep the circulation allowance separate from these task-specific zones.

Start with the known unit sizes

The 3 × 3 m and 6 × 3 m footprints give 9 m² and 18 m² for a first comparison. Expansion can be discussed on request. Neither size alone establishes that a workshop is suitable. The door, height, usable dimensions, floor and utility arrangements need to match the activity. Utilities and fit-out are at the client’s expense, subject to agreed arrangements.

An original idea: the job-reset shelf

Give unfinished work and returned tools an identified location so today’s job does not cover tomorrow’s bench. Photograph the normal reset state and use it as a closing checklist. Include that shelf’s footprint in stock or service space. The idea is to make working capacity visible: a unit full of unfinished jobs may contain equipment without leaving space to use it.

Ask for a fit-out conversation

Send a dimensioned equipment list and a sketch showing benches, stock, handling zones and circulation. Ask about permitted fixing, utility connections, noise conditions, waste handling, access and operating hours. No extraction, three-phase supply, customer reception or overnight use is assumed. A clear brief is more valuable than describing the activity simply as a small workshop.

Workshop work-area budget

Two square metres of benches, 2 m² of machines, 3 m² of exclusive operating/handling areas, 1.5 m² of stock and 0.5 m² of service space give 9 m² before circulation. Reserving 25% of the final floor area for circulation gives 12 m² total. Adding 25% to 9 m² would give a different result; the planner deliberately uses a share of the final area.

Before you book

  • Draw machines and their separate working clearances.
  • List equipment power requirements from manufacturer information.
  • Describe materials, noise, dust, waste and operating hours.
  • Confirm intended-use and fit-out approval before installation.

Arrange a site discussion with your measurements. Rental quotations exclude VAT; ask for the payable total. Availability, intended use and fit-out are subject to agreed terms.

Can I weld or spray paint here?

Those activities are not pre-approved. Describe the process and its requirements to the team for assessment before booking or installing equipment.

Is electricity included in rent?

Utility and connection arrangements are at client expense and subject to terms. Obtain the connection specification, tariffs and fixed charges for your proposed activity.

Does 25% circulation mean my layout is safe?

No. It is an editable planning assumption. Actual clearances, escape routes and installation requirements require an appropriate layout review.

Can I expand later?

Expansion is considered on request and depends on availability and the proposed layout. Confirm it before making a business commitment.
